SB 1048 – Revised Definition of “Site Plan” for Local Planning Agencies
The Government Code authorizes a local planning agency to maintain official copies of each set of architectural drawings, including the site plan, and to provide a copy of, or post the architectural drawings on the internet, and to allow the architectural drawings to be copied. Existing law defines a “site plan” for these purposes to mean a document for a project that is drawn to scale and displays specified information, including, among other things, topographic lines, drainage, lighting, distance between buildings, and ground sign location.
Senate Bill 1048 (SB 1048) revises the definition of “site plan” for these purposes to remove these requirements. SB 1048 now defines “site plan” as a document for a project that is drawn to scale and displays property lines, set backlines, easements, utilities, driveways, surrounding streets and traffic flow, parking lots and parking spaces, landscaped areas, setback distance between buildings and property lines, and outline of existing and proposed buildings and structures.
